The Co-Living & Padsplitting Investment Strategy

Renting rooms separately creates multiple payment streams and shared operating costs. Cash flow depends on occupancy, pricing, expenses, and management—not simply the number of rentable rooms.

PadSplit provides room marketing, applicant screening, billing and collections, and tools for communicating with residents. Hosts are responsible for preparing and furnishing the property and arranging maintenance and day-to-day management, either themselves or through a property manager. Platform services do not replace those owner responsibilities.

Co-living is the broader housing model: private bedrooms with shared common areas. It can be independently managed or platform-based, and its lease arrangements may differ from a PadSplit property.

Co-Living

Private bedrooms and shared common areas, with management and lease arrangements that vary by property.

Padsplitting

Room rentals listed through PadSplit, supported by platform marketing, screening, payment services, and host-management tools.

What the property collects and what the lender counts can be different. The lender must accept the property’s setup and determine the qualifying rent. The appraisal separately establishes supported property value.

How Lenders Evaluate Shared Housing

Patrick examines the room setup, permitted use, leases, operating figures, and proposed transaction, then compares lender requirements and helps structure the financing request. The lender determines qualifying rent, underwrites the loan, and makes the approval decision.

Standard DSCR programs generally qualify without personal tax returns; credit, assets, and other documentation requirements still apply.
