How Co-Living DSCR Underwriting Works

What the property collects and what the lender counts can be different. The lender must accept the property’s setup and determine the qualifying rent. The appraisal separately establishes supported property value.

Leases can document the operation without automatically establishing eligible occupancy or qualifying income. Standard DSCR programs generally qualify without personal tax returns; credit, assets, and other documentation requirements still apply.

For a closer look at how qualifying rent and appraised value affect refinancing, read why a strong co-living rental can still make a poor refinance.

What Qualifies as Co-Living?

Co-living usually combines private bedrooms with shared kitchens, bathrooms, and other common areas. The property may be independently managed or operated through a platform.

Before choosing financing, explain how the property is used, how residents pay, and whether you need purchase, rate-and-term, or cash-out financing. Patrick can compare those facts with lender requirements and help structure the request.
